  Isadore Sharp designed a motel for a family friend while working as an architect in the early 1960s. That single project sparked a vision that would become Four Seasons Hotels and Resorts. The company opened its first property, the Four Seasons Motor Hotel, in Toronto during 1961 with help from investors Murray Koffler, Fred Eisen, and Eddie Creed. Sharp purchased land in a run-down area of the city to create a stopover specifically for business travelers. By 1963, the Inn on the Park opened in suburban Toronto as a two-story resort costing four million dollars. This location housed Canada's first discothèque and set a new standard for upscale luxury. The brand expanded internationally when it opened a hotel in London in 1970. Sharp planned this property to compete directly with established elite hotels like Claridge's and The Connaught. Architecture firm Aedas served as the lead consultant for these early international projects.

• 2. Strategic Business Model Shifts

  Cost overruns at the Four Seasons Hotel Vancouver nearly drove the company into bankruptcy in 1974. This financial crisis forced a fundamental change in how the organization operated. Sharp decided to eliminate costs associated with buying land and buildings entirely. The company shifted to a management-only model where it operates properties on behalf of real estate owners. Contracts typically allow Four Seasons to participate in design while retaining total control over operations. The business earns three percent of gross income and about five percent of profits from each property. Property owners must contribute additional funds for marketing, sales systems, and renovations. Staffing levels remain higher than competing chains to maintain service standards. Profit margins stay relatively low because the brand attracts developers through its reputation as solid loan collateral. In 1986, the company went public after establishing this new operational framework. Economic downturns in the mid-2000s tested this model again when travel collapsed following the September 11 attacks. Four Seasons refused to cut room prices to preserve perceived value despite tension with losing money owners. The Great Recession later caused the first corporate layoffs in history, cutting ten percent of the Toronto workforce during 2008.

  Four Seasons Hotels Limited became majority-owned by Bill Gates and Prince Al-Waleed bin Talal in 2007. Microsoft Chairman Gates and Saudi Prince Al-Waleed paid 3.8 billion dollars for a controlling stake. Cascade Investment owned 47.5% of the company while Kingdom Holding Company held another 47.5%. Sharp retained the remainder of ownership at that time. By January 2022, Gates-controlled Cascade Investment increased its stake to 71.25% and Alwaleed-controlled Kingdom Holding Company owns 23.75%. In September 2021, Cascade announced plans to increase its existing 47.5% stake to 71.25% by purchasing half of the existing stake from the Saudi entity. This transaction involved 2.21 billion dollars in cash. The company acquired Regent Hotels & Resorts in 1992 as part of its growth strategy. Most Regent hotels opened as Four Seasons properties while older locations like the Beverly Wilshire temporarily kept their original brand name until meeting new standards. Carlson acquired rights to develop new hotels under the Regent brand in 1998. By the mid-2000s, most older Regent properties had rebranded into Four Seasons except for Regent Singapore. The chain ended its management of Regent Singapore in 2018 after IHG Hotels & Resorts purchased the brand.

  Travel + Leisure magazine and Zagat Survey consistently rank Four Seasons properties among the top luxury hotels worldwide. Readers of Conde Nast Traveler voted the Tented Camp Golden Triangle in Chiang Rai, Thailand as one of the world's top ten hotels for three consecutive years. Fortune has named the company one of the 100 Best Companies to Work For every year since 1998. It ranked number 47 in 2015 and maintains one of the lowest employee turnover rates in the hospitality industry. Restaurants at Four Seasons hotels have received recognition from both Zagat and Michelin organizations. The latter awarded twenty-nine stars to twenty of the company's restaurants including locations in Hong Kong, Paris, Beijing, and Florence. Some properties like the Four Seasons Resort Maui became central to HBO's The White Lotus series during lockdowns in 2020. The show filmed its second and third seasons at resorts in Taormina, Italy, and Ko Samui, Thailand. Spring 2025 saw Four Seasons openly promote this connection by transforming the Westlake Village property into a temporary White Lotus resort for a season finale screening with cast members present.
